If you want to enjoy the benefits of living in a tight-knit community, being a good neighbor is a great place to start! Maintain positive and lasting relationships with your neighbors with these easy tips:

Welcome a new neighbor with a personal note or pop by for a personal introduction.

Be mindful of noise (loud music, barking dogs, power tools) that may disrupt the neighborhood beyond a reasonable hour.

If you host a party, be considerate of your neighbors when directing your guests to park and end the party at a reasonable hour. You can also invite your neighbors to join in the fun.

Return anything you borrow from your neighbor promptly, in the same condition that they lent it to you. Express your gratitude for their assistance.

Replace any neighbor’s property that you, your children, or your pets break or disturb.

Respect your neighbor’s privacy.

Offer to take care of your neighbor’s mail, plants, or pets while they are on vacation.

Be social! Invite your neighbors over for coffee, a conversation, or a meal. You can also meet up at Paddock Pointe’s 1/ST Saturdays “Happiest of Hours” at the Maryland Jockey Club from 12 pm – 4 pm for discounted drinks and food on race days.

Spring cleaning began a few weeks early at Paddock Pointe. On February 21, Howard EcoWorks held its Third Annual Watershed Makeover, and Paddock Pointe was one of six locations earmarked for the effort. Howard EcoWorks is a nonprofit that provides workforce development opportunities for young people interested in environmental restoration.

Howard EcoWorks and Paddock Pointe have previously joined forces for wetland protection, stormwater management, and stream restoration (read the blog post here). Enlisting residents, staff, and local citizens in the effort, Paddock Pointe and Howard Ecoworks got down and dirty on President’s Day for a worthwhile cause, collecting 1,650 lbs of litter during the cleanup.

“Keeping Howard County beautiful is a labor of love. In all, volunteers collected over 4,400 lbs of trash from six regional sites. We appreciate Paddock Pointe’s support of this initiative, and we look forward to more collaborations to come,” said Lori Lilly, Executive Director of EcoWorks.

Healthy watersheds are important to the environment, as they filter rainwater and snow into nearby streams and wetlands, while sustaining agriculture, recreation, plants, and animals. Paddock Pointe is adjacent to the Patuxent River, making watershed restoration and preservation a priority. Litter, runoff, and erosion compromise the integrity of the watershed, so the quality affects everyone.

“Environmental restoration and preservation is at the heart of our community commitment,” noted Mark Thompson, Senior Vice President of Development for 1/ST Properties. “Our stewardship at Paddock Pointe, which was once a parking lot with acres of impervious surfaces, incorporates cutting edge storm water management designs to actually enhance the watershed.”

We appreciate Howard EcoWorks’ partnership to make our neighborhood and Howard County a clean, green place to live–and love.

One of Paddock Pointe’s distinctive draws is its proximity to The Maryland Jockey Club at Laurel Park. Whether you’re a fan of horse racing or seeking interactive family fun, the exhilaration of the races is steps away.

Being close to the race track is particularly important for resident and thoroughbred horse trainer, Ricardo “Ricky” D’Angelo. A thoroughbred trainer for 20 years, Ricky’s horse racing journey began in his home country of Venezuela. Over three years ago, his ambition led him to the United States—and to Laurel Park. To date, his career achievements include 220 starts and 34 first place wins.

When his real estate search began, early mornings and late nights at the race course made location a key factor in his decision-making. Word-of-mouth led Ricky to Paddock Pointe, and the amenities made him choose it as home.

“When I went to see the Paddock Pointe development, I loved the community from the first day I came to visit and decided to buy there immediately,” he recalled.

Residing in a townhome-style condo with his wife and son, Ricky loves the convenience of Paddock Pointe and its access to outdoor recreation, dining, and entertainment.

“I’m very happy here. I’ve been treated very well. I like the city, the area, and the race track at Laurel Park. The race course has been very receptive to me. And I’m very happy with all the support given by the racetrack and The Stronach Group,” he shared.

In a show of love for their new surroundings, the D’Angelos hope to open a Venezuelan restaurant in the neighborhood. Their creative cuisine—and commitment to this new neighborhood—will make the North Laurel community better than ever.

If you’re looking for a great new home, lots of neighborhood amenities, and a convenient location, Paddock Pointe is your sure bet.

Paddock Pointe, a transformative master-planned community adjacent to the Maryland Jockey Club in North Laurel, opened a newly-constructed sidewalk along U.S. Route 1 on September 21, 2021. State, county, local officials, and community members were in attendance. Both physical and symbolic, the sidewalk connects Howard County to the City of Laurel and Prince George’s County, providing a safe pedestrian link.

“As a transit-oriented development, Paddock Pointe strives to improve connectivity within and around our community,” said Mark Thompson, Senior Vice President of Development for 1/ST Properties. “This is a concrete first step in the revitalization of North Laurel and the Route 1 Gateway into Howard County.”

Since breaking ground in 2019, Paddock Pointe has energized economic revitalization in North Laurel. To improve pedestrian safety and strengthen connections, Paddock Pointe added a sidewalk to a section of Route 1 northbound between the City of Laurel and the community entrance and redeveloped Laurel Park Boulevard between Route 1 northbound and southbound. The resulting enhancements include sidewalks, streetlights, landscaping, gutters, and storm drains.

Excitement for the sidewalk—and the reimagining of the corridor—was shared by Maryland leaders in attendance. State Senator Guy Guzzone, Howard County Executive Calvin Ball, Howard County Councilwoman Christiana Rigby (District 3), and City of Laurel Mayor Craig Moe participated in the festivities.

“Building a community is even tougher in places that already have a neighborhood around it, and trying to integrate it all isn’t an easy task, and that’s what’s going on here — putting the pieces together and building a community and extending a community to an existing neighborhood where people want to live,” stated State Senator of District 13 Guy Guzzone.

“As we are coming through one of the most difficult times in not only our state’s, our nation’s, our world’s history, we can remember the importance of connections.
“This connection between North Laurel and the City of Laurel has been sorely needed for many years to better connect businesses, residents, and communities together safely along Route 1. The sad truth is that too many residents in Howard County are put in danger every day simply due to the fact that our infrastructure was built exclusively for cars, and not for us,” explained Howard County Councilwoman of District 3 Christiana Rigby.

“One of the most important things we can remember to do as we develop and plan is we continue to talk and communicate amongst each other. Our goal is always the same, to bring communities together,” said City of Laurel Mayor Craig Moe. “This is a fine example of everybody working together from the state down to the local level.”

Laurel Racetrack MARC Station Listed as High Potential for Transit-Oriented Development (TOD) by a Greater Washington Partnership Report

LAUREL, Md. (February 16, 2021) — In a report by the Greater Washington Partnership, Laurel Racetrack was cited as one of three Metro or MARC Commuter Rail Stations with high economic development potential for transit-oriented development in Anne Arundel County.

The Greater Washington Partnership is hosting two webinars on February 17, 2021, to discuss the potential for TOD in Prince George’s and Anne Arundel Counties. “Building the Transit-Oriented Capital Region: Prince George’s County” will be from 10:00 am to 11:30 am, and “Building the Transit-Oriented Capital Region: Anne Arundel County” will be held from 2:00 pm to 3:30 pm. These free webinars will host regional stakeholders and decision-makers to discuss the recent reports, and look at recommendations prepared by EY on how to develop mixed-use and inclusive communities around transportation hubs. The reports are available at https://greaterwashingtonpartnership.com/publications/building-the-transit-oriented-region/

Mark Thompson, Senior Vice President of Development for 1/ST Properties, says “The Greater Washington Partnership’s recent TOD report provides an excellent analysis of how linking transit to development can improve cross-connectivity between Howard, Anne Arundel, and Prince George’s counties and promote inclusive economic development.”

Bordering Anne Arundel and Howard Counties, the current Laurel Racetrack MARC station sits between the Maryland Jockey Club at Laurel Park and Paddock Pointe, a mixed-use development currently in phase one of construction.

About Paddock Pointe

Paddock Pointe at the Maryland Jockey Club, developed by 1/ST Properties, is a multi-use, transit-oriented community located in North Laurel, Maryland. Residents of Paddock Pointe can experience unique close-by amenities such as dining and shopping, trails near the Patuxent River, and numerous other recreational activities.

If you’re familiar with the new Paddock Pointe community in Laurel, MD, you are attune to all the revitalization efforts taking place to create a vibrant oasis for its residents and the surrounding community. This past week, the team at Paddock Pointe partnered with local non-profit Howard EcoWorks to revitalize a stream in need of rip-rap reinforcement.

Howard Ecoworks has a dual mission to empower an underserved population through workforce development programs and also participate in environmental improvements across Howard County. Paddock Pointe shares in this passion to give back and saw the stream restoration project as an opportunity to join forces for the betterment of the community.

Reinforcement of this stream is crucial to ensure accessibility to local wildlife, so crossing paths with a turtle was not only a fun break from their hard work but also gave the group of young workers a chance to see the fruits of their labor in action.

Team members had to walk through dry spots of the stream to document where they could hear or see water flowing. Areas were then flagged to receive packing treatments to redirect the subterranean water flow onto the surface.

With the efforts of the Howard EcoWorks team as well as the SEH Excavation crew, the stream-flow is now able to travel subterranean and function properly. Paddock Pointe was proud to have this amazing initiative in our own backyard and grateful for all the hard work this group put in for the good of the neighborhood!

Ryan Homes has completed initial framing of the first homes in Paddock Pointe

1/ST Properties today announced that the first elevator-style condo building and the first two-level townhome-style building in Paddock Pointe at the Maryland Jockey Club have completed vertical construction. The premiere builder Ryan Homes is developing a total of 220 units, in both home styles, which will make up Phase One of the master planned community. One year ago, 1/ST Properties broke ground on the then-named Laurel Park Station, which is set to become a transit-oriented, mixed use community in the heart of the Baltimore-Washington corridor.

Currently, construction is moving forward without delay. Ryan Homes is building the first phase of residential units, with additional residences, retail and commercial planned for the future. Move-ins to the first set of homes are slated for Q3 2020. To date, Ryan Homes has garnered over 1,300 sign-ups on their VIP list for those interested in purchasing a condo at Paddock Pointe.

Paddock Pointe will be a 63-acre, one-of-a-kind community featuring easy access to Washington, D.C. and Baltimore. It will include stunning transitional designs with nearly 25 acres of open and recreational space, incorporating walking/biking trails, a dog park, community garden and kayak/canoe launch.

In support of this step forward, 1/ST Properties has officially launched a website dedicated to the community: ExperiencePaddockPointe.com. Through the site, prospects will be able to explore the available home styles, floor plans, amenities, local attractions, and other features of the community, all while having one-click access to the Ryan Homes sales site for specific home inquiries. Interested prospects who sign up for the VIP list will receive special pricing and be the first with access to view the models, which will be opening later this summer.

The homes at Paddock Pointe will be located in North Laurel, Md. off of Route 1. Residents will be districted in the nationally-renowned Howard County Public School System, with Forest Ridge Elementary School, Patuxent Valley Middle School and Reservoir High School nearby.

“We are thrilled that this new Howard County community is progressing so well and that interest is so high in the homes that are currently under construction,” says Senior Vice President of Development for 1/ST Properties Mark Thompson. “Ryan Homes is best in class when it comes to home building and they have been a tremendous partner bringing unparalleled expertise.”

The property will also offer easy access to a MARC train station and the Maryland Jockey Club! 1/ST Properties is developing this property, with a more urban design style and amenities combined with suburban conveniences that will be unlike any other community in Howard County.
